Whole house inspection:

This is a standard home inspection. It's a visual and operational examination of the physical structures and systems in an unbiased professional manner. The inspection is not intended to be in conflict with any individual or company, but to be in the best interest of our client. This inspection includes many items. Some of them are listed below.

This report is computer generated and printed at the inspection site. Our client can take the report at the end of the inspection. If the client cannot be present during the inspection process the report can be mailed, faxed or downloaded directly from our web site.

Insurance Inspections:

This is also known as a "Four Point Insurance Inspection". This inspection includes the following items.

  • Roof
  • Electrical
  • Plumbing
  • Heating and Cooling systems

This is often required by insurance companies on homes older than 35 years. Residential Inspection Consultants offers this report on older homes at no additional charge if a whole house inspection is performed.

Roof Inspections:

This inspection is to review the type and condition of the roofing material to determine an approximate age and estimate the remaining life span of the roofing material. This inspection is not a guarantee or warranty that the roof is not leaking or that it will not leak in the future.

Structural Inspections:

This is a review of the foundation or crawl space, load bearing walls, roof and floor structures. This is a limited visual inspection to detect signs or evidence of structural problems. Wall coverings are not removed to determine condition of wall framing.

 

Radon Testing:

This test is performed using the Radalink Continuous Monitor. The monitor is placed in the home for approximately forty eight hours. The results are upload to the Radalink lab via a cell phone. The results are normally received within one hour after the lab receives the data. The radon report can be emailed directly to our client for review.

The Radalink monitor takes a reading every hour and the the readings are averaged to determine the overall radon levels in the home. The radalink monitor also takes temperature, pressure and humidity readings to help determine if the monitor was tampered with during the testing process.

 

Termite Inspections:

Our termite inspection is a standard wood destroying organism report to determine if termites or other wood destroying pests are present in the structure. This is a written report sent to our client approximately twenty four hours after the inspection. This inspection is performed by state licensed pest control company.

 

Mold Survey:

Our Mold survey is a complete investigation of the home for areas of possible moisture intrusion. Some of these areas include the roof, plumbing systems, sprinkler system and HVAC system. This inspection also includes two air samples. One outside and one inside. The two areas are compared and analyzed by the lab to determine if an indoor mold problem exists. Some homes may require more sampling to pinpoint or identify a problem. There is an additional charge for each sample needed beyond the two standard air samples.

 

Water Testing:

Our standard water test conforms to FHA/VA requirements. The test includes checking levels of bacteria, nitrate, nitrite, total nitrate/nitrite, lead, iron and turbidity (clarity). Water samples are taken at the site and to a lab for analysis. The results are back within seventy-two hours.
